The project combines the spirit of the place, natural tranquility, and a reimagined tradition of Armenian hospitality. Spaces are designed so that every guest feels at home, welcomed and cared for. The complex consists of two zones, each with its own rhythm and functions.
The first — the “country house” zone — includes a farm-to-table restaurant with a banquet hall, gazebo and picnic areas, a fruit orchard, an herbal garden, an alpaca farm, and a cheese-making facility.
The second — the “big family house” zone — is more dynamic and active, featuring the main residential building with a lobby, SPA, gastronomic facilities, creative workshops, as well as an oasis park, family villas, and a sports area.
At the heart of the complex is the inner courtyard formed by four buildings connected by a stylobate. This courtyard is not just a space, but a convergence point for main routes, views, and activities; a place for gathering, social interaction, and warmth.

Osnova Group includes Architectural Design Bureau Osnova and the conceptual design Bureau Create. As the company evolved as a general designer, we increasingly faced requests for bespoke architecture, leading to the creation of the sketch-design division focused on conceptual projects.
We design in BIM at all stages. Each project is assigned a project manager and chief engineer who coordinate all technical solutions. The bureau specializes in hospitality and entertainment projects.
