The project includes the construction of a new residential building on Bolshoy Sampsoniyevsky Prospekt, situated between buildings 84 and 86, as well as the restoration and adaptation for residential use of the cultural heritage site «House of E.I. Heyderikh» (1908, architect V.I. Schene). The concept of the new building forms two sections with a commercial ground floor. The spatial layout includes a courtyard that organizes a comfortable yard area, separated from the avenue by an entrance to the underground parking. The top floor features apartments with viewing terraces oriented toward Bolshoy Sampsoniyevsky Prospekt and Voroninsky Square. Metal elements combined with brick integrate the building into the historical context while emphasizing the contemporary architecture. Projecting balconies create visual accents, proportionally echoing the bay windows of historic buildings along the avenue.
