“Estetika” is an attempt by KMAD, Teplokrepost Project, and the developer ERA Development to articulate current cultural and development trends in low-rise residential construction and implement them in a microdistrict project in Chelyabinsk. Beyond product design, special attention in architecture, design, and landscaping was given to creating the spirit of the district, oriented toward the cultural code of future residents.
The architectural volume is shaped as a perimeter block with a private car-free courtyard. Apartments with terraces are planned on the first and top floors. Lobbies feature elevators and designer spaces with stroller storage. Access to entrances is step-free and without ramps at the landscaping level. Apartment layouts extend along the building rather than deep inside, allowing rooms to be well-lit with two windows in bedrooms and living rooms. A façade strategy was developed for the placement of external air-conditioning units.
