“Moretta” is a club house on the Black Sea coast, designed as an architectural landmark in a location previously lacking elite-level properties. The project is being realized on a site with complex geology, requiring unconventional solutions for the foundation and underground infrastructure.

The complex includes two buildings, 93 residences, an underground parking for 165 cars, and a private kindergarten. The territory is fully private, with controlled access and clear functional zoning. The infrastructure sets standards for club-style living comparable to elite hotels: a garden-courtyard designed with principles of neuroarchitecture, an all-season infinity pool with jacuzzi and waterfall, a spa area with sauna and hammam, boutique fitness and sports facilities for both recreational and strength training, meeting rooms for business gatherings, and signature cuisine restaurants.

The artistic expression of the project is revealed through the tectonics of the façades, the play of light and shadow, and the soft geometry of the forms.
