The cultural and leisure complex is being developed as part of a master plan for a city block on the Okhta River embankment.

The form-generating principle is based on the main compositional axes within the site structure: Irinovsky Avenue, a pedestrian boulevard, and the Okhta embankment. Additionally, the form was influenced by the preservation of an early 20th-century industrial building, which plays a key role in shaping the historical identity of the area.

The proposed structure cantilevers over the brick building, reflecting architectural layering and establishing a dialogue with the site's historical legacy. The triangular floor plan is divided into two parts, creating two functional blocks and forming a pedestrian alley aligned with a prominent chimney. This element acts as a focal point in the alley’s composition and draws the attention of passersby along Irinovsky Avenue near the cultural center.
