The Sokoliki residential complex is the first in Russia to feature four-storey apartment buildings made of CLT (cross-laminated timber) panels.

To implement the project, the following standards were developed:

  • STO “Structures Made of Cross-Laminated Timber”
  • STO 06202182-001-2022 “Apartment Buildings up to 4 Storeys Made of Cross-Laminated Timber”

The complex consists of two comfortable, energy-efficient four-storey buildings, each with 32 apartments: one-bedroom units of 48 m² and two-bedroom units of 62 m².

The residential area is gated and car-free. Sports and children’s playgrounds, adult recreation areas, landscaping, and bright, spacious lobbies with panoramic windows were created.

The project has received multiple awards, including the 15th Urban Awards 2023, the National Award in Environmental Technologies “Ecotech-Leader 2022,” the PRO WOOD – 23 AWARD, the Green Property Awards 2024, and the Gold Certificate under the GREEN HOUSE standard. It also entered the Russian Book of Records as the tallest residential building in Russia constructed from CLT panels.
