The complex consists of two buildings on a single stylobate oriented along Zhukov Passage. From the west, the stylobate integrates into the existing site slope, partially forming an underground floor, and is further bermed on the south side to create a terraced inner courtyard. The site previously housed Cold Storage Plant No. 3. Although the industrial structures were demolished by the time the project began, the architects aimed to combine the modern quality of the office complex with a reference to the historical urban structure and its proportions. The lower part is made of brick similar to the historic buildings and matches the height of the former structure, while the upper part is visually lighter, composed of light, slightly reflective glass accented by triangular corten steel pylons. The restored cooling tower serves as a symbolic reminder of the lost fragment of the original development.
