The spatial and planning concept of VILLA K is based on three key goals: ensuring maximum residential privacy, capturing the best views of the surrounding landscape, and providing protection from harsh southeast winds. All living spaces are oriented westward—toward the hill—and are arranged perpendicular to the home’s main north-south axis. The exception is the shared living-kitchen-dining area, which opens to the south through a tall glazed façade.
The exterior walls and floor slabs of VILLA K are made of reinforced concrete. The pitched roofs are constructed from glued laminated timber and finished with patinated copper. The terraces feature thermally modified wooden decking. Facade materials include porcelain stoneware, thermowood, and patinated copper.
The elongated volume of VILLA K is covered by a single-pitch roof that folds down at the southern end to form a distinctive two-story U-shaped portal, creating a strong and memorable architectural identity for the house.

The architectural studio “GIKALO KUPTSOV ARCHITECTS” was founded in 2007. The firm is led by architects Alexander Kuptsov and Sergey Gikalo, both members of the Union of Architects of Russia and graduates of the Moscow Architectural Institute. The studio’s portfolio includes residential interiors, office centers, private houses, and mixed-use complexes in Russia and abroad.
