About the project (provided by the applicant)
The designed site, covering 17.4 hectares, is located in the northwestern part of Kronstadt, on the shore of the Gulf of Finland.
The territory is clearly functionally zoned:
– Yacht area with pontoon docks
– Public zone — a building combining a restaurant, hotel, administrative offices, a sailing school, sports center, and shopping gallery
– Storage and maintenance zone — public boathouse with an open area for vessel storage and service
– Private zone — terraced barn houses with individual yacht parking spaces
The main building is designed as a composition of three multi-level volumes, stepped down toward the water. This spatial gradation visually emphasizes the transition from the city to the water and provides panoramic views of the gulf and central alley. The axial alley connects the main entrance of the complex with the waterfront. All key functional zones within the building are integrated around a shared public space.
