The development site is located in the Central Administrative District of Tyumen, near Lake Alebashevo, within the boundaries of Bratyev Bondarevykh Street – Yevgeniya Voynova Street – Razvedchika Kuznetsova Street.
The concept project provides for the construction of a residential complex consisting of two mirror-symmetrical buildings of 5–16 floors and a 30-story residential tower at the center of the composition. All ground floors are designated for non-residential spaces.
The rectangular layout of the residential sections allows for increased capacity of underground parking located beneath the courtyards. Green spaces with landscaping, sports grounds, and access for visitors to the ground-floor commercial spaces are planned in front of and behind the tower. At the start of the project, the site was undeveloped and neighboring plots were vacant.
